As the aspects of acquiring commercial real estate property, or leased space, becomes increasingly complex and the associated costs continue to represent a significant portion of operational overhead, it is CBN's belief that professional representation is a requirement for organizations. The amount of time, expertise and market knowledge required to negotiate the best possible transaction makes it beneficial for clients to have their own advocate. Specifically some of these services include:
- Assistance in outlining goals and objectives as they relate to our clients' requirements.
- Analyze the clients' existing lease obligations.
- Develop and provide a comprehensive survey of all available properties in all geographical areas of interest that may meet CBN's clients' criteria.
- Arrange for tours and presentations and submit RFPs to those properties that meet CBN's clients' requirements.
- Perform a technical review of these properties.
- Prepare a financial analysis and proposal overview for comparative purposes.
- Negotiate on behalf of clients with all qualified landlords/sellers until a formal Letter of Intent is mutually agreed upon.
- Provide recommendations and when requested, assist interviewing other professionals needed to properly proceed. These professionals may include a space planner and/or architect, attorney, developer, general contractor, engineer and possibly an accountant.
- Review and if requested by the client, assist in the negotiation of a lease agreement.
- Follow up with the space planner and contractor to facilitate communication as may be requested for budgetary and time requirements to ensure clients' schedules are being met.
